Valvoline Corporate Headquarters Complete

May 2017

On March 1 2017, Verus Partners completed this 162,400 SF, four-story Class “A” office facility in Lexington, Kentucky for Ashland, Inc. The project serves as the new corporate headquarters for Valvoline and additional office areas for Ashland, Inc. The project features an architectural precast/glass exterior in a splayed layout with an open floor plan and narrow floor plates to create a dramatic sense of entrance for both employees and visitors. The entrance to the building also welcomes guests with a contemporary lobby displaying Valvoline’s vintage automobile collection. (See more details in Featured Projects)

Verus and Edev Realty Advisors retained as development manager for new Magellan Aerospace facility.

April 2017

Alberta Investment Management Company (AIMCo) and Crestpoint Real Estate Investments Ltd entered into a joint venture to acquire and develop a land parcel totaling approximately 45 acres located at 3160 Derry Road, Mississauga, Ontario. The initial phase of the project is a build to suit facility for Magellan Aerospace Corporation including a 220,000 SF office, manufacturing, testing and warehouse facility. Verus Partners Canada Ltd and Edev Realty Advisors have been retained as the development manager. The current site is a 750,000 SF office and manufacturing plant facility that no longer meets the needs of Magellan. A portion of the existing plant will be demolished to make way for the new facility. Once the new facility is complete Magellan will move its aerospace testing and manufacturing operations from the existing facility, which will be demolished and redeveloped as a master planned office, commercial and industrial campus. The “infill” site is located less than one kilometer from the Toronto Pearson International Airport. The Malton GO Train and Bus Station is located adjacent to the site.

Airport Commerce Centre Two Complete. 100% leased to Arvato Digital Services and sold to Clarion Partners.

April 2017

Airport Commerce Center II is a 645,840 SF bulk distribution building that is located adjacent to the new $300M UPS Centennial Hub expansion in Louisville, Kentucky. 100% leased to Arvato Digital Services and owned by Clarion Partners, this cross-dock bulk building offers convenient access to Louisville’s key transportation infrastructure including I-65, I-265, Louisville International Airport and UPS Worldport. Incorporating the most advanced design specifications, this Class “A” building consists of architectural precast concrete construction, 36’ minimum clear span height, cross-dock configuration with 140’-195’ truck courts and a multi-tenant design with two office storefronts used for sales and customer service for clients.

Verus Partners proud to announce completion of Valvoline Oil headquarters

The building was constructed to the latest energy code standards and the architecture allows for daylight access for all building employees. Amenities in the building include a large employee servery/cafeteria and a large scale fitness center with access to an outdoor terrace overlooking a preserved, tree-lined landscape.

Verus Partners awarded contract to design, build and lease new headquarters for Valvoline Oil

Verus Partners is developing a 162,400 sf, four-story Class A office facility in Lexington, Kentucky for Ashland, Inc. Upon completion, the project will serve as the new corporate headquarters office for Valvoline, incorporating additional office areas for Ashland, Inc. The project is being constructed on the existing Ashland campus and will feature an architectural precast/ glass exterior in a splayed layout with an open floor plan and narrow floor plates to create a dramatic sense of entrance for both employees and visitors. The entrance to the building will welcome guests with a contemporary lobby displaying Valvoline’s vintage automobile collection.

Ground breaking for the project occurred in November of 2015 and is on schedule for completion and occupancy in March of 2017.

Verus, Morguard Acquire 12 acres in Calgary, Alberta

September 2015

Verus Partners and Morguard Investments, asset manager for the Province of Manitoba Superannuation Plan acquired a 12-acre parcel in the Great Plains Industrial area in Calgary’s “Southeast” industrial submarket. The site is planned for a 214,000-square-foot bulk industrial building.

Charlotte Gateway Building Two Completed

November 2015

Verus Partners is pleased to announce the completion of construction of Charlotte Gateway Building Two, a 110,000-square-foot warehouse and distribution building owned by Exeter Property Group. The building was constructed on a speculative basis and is located in Charlotte, North Carolina.

AtriCure Completed

October 2015

Verus Partners is pleased to announce the completion of construction of the corporate headquarters, manufacturing and distribution facility for AtriCure in Mason, Ohio. The company manufactures and distributes medical devices to treat atrial fibrillation. The 94,000-square-foot building is constructed on 10.5 acres in Mason’s Oak Park District.

Airport Commerce Center One pre-leasing, Building Two construction

October 2015

Verus Partners and Molto Properties are pleased to announce a lease for approximately 460,000 SF with Hillsdale Furniture. Building One is now 74% preleased with construction scheduled for completion by December, 2015. Building Two construction has commenced on a speculative basis and is scheduled for completion in the fall of 2016.

Southport Crossing Phase I infrastructure is complete

August 2015

Verus Partners and Sun Life Investment Management are pleased to announce the completion of Phase I infrastructure for Southport Crossing, a 100-acre business park located in the “South” industrial submarket of Edmonton, Alberta. Completion of the infrastructure project coincides with completion of a major four-way interchange along the Queen Elizabeth II Highway (QE II) at 41st Avenue SE, less than one kilometre from Southport Crossing.

AEW and Verus acquire 85 acres

June 2015

AEW and Verus Partners formed a joint venture to acquire 85 acres in Newville, Pennsylvania. The site is located along Ritner Highway, just north of a full interchange of Interstate 81 and Centerville Road (Exit 37) along the “I-81 Corridor” in central Pennsylvania. The site is fully approved and can accommodate up to 1.2 million square feet.

2370 East Perry Road Construction Completed

March 2015

Verus Partner is pleased to announce the completion of construction of 2370 East Perry Road, a 352,000 SF modern bulk distribution facility located in Plainfield, Indiana. The building is owned by an affiliate of Clarion Partners.  The building is 50% leased to SWS Distribution.

Packers Plus Energy Services (USA) Texas office, manufacturing and shop facilities

Verus Partners is pleased to announce it has been retained as development manager on behalf of Packers Plus Energy Services (USA), INC. (“Packers”) for two projects to be constructed in Texas.  These are the fifth and sixth projects Verus has developed on behalf of Packers Plus Energy Service, an industry leader in the development and manufacturing of equipment serving the oil and gas industry specific to the fracking process. 

The first project located in Midland, Texas is an office and shop building totaling 46,500 square feet to be utilized for the testing, pre-staging and shipping to well production locations of Packers’ high technology down-hole tools used in the multi-stage fracking process for oil and gas well drilling and production.

The second project is the first building of a three building campus located in Tomball, Texas which will be the new U.S headquarters for Packers. The Packers campus will eventually comprise office, research and development, and manufacturing facilities on 17 acres.  The first phase of the project is a 62,000 SF office, shop and rapid tool development (RTD) facility for Packers.

In addition to development management services Verus Partners advised Packers to negotiate and finalize a long term tax abatement agreement with the City of Tomball and an employment incentive agreement with the Tomball Economic Development Corporation.

Both projects will be completed in 2016. 

Mercy Health

Cincinnati, Ohio

Verus Partners is pleased to announce construction has commenced for a new 368,470 SF corporate headquarters and office campus for Mercy Health (formerly Catholic Health Partners) in Cincinnati, Ohio. Mercy Health is the largest health system in the State of Ohio and its fourth largest employer. The new campus will consolidate corporate and regional office employees from sites across the Cincinnati region.

AtriCure, Inc.

Mason, Ohio

Verus Partners is pleased to announce commencement of construction of a new corporate office and medical manufacturing facility in Mason, Ohio for AtriCure, Inc. (NASDAQ: ATRC). The 95,780 SF project will feature a contemporary design highlighted by exterior metal wall panels, precast concrete, glass and stone exterior walls. The interior will include approximately 50,000 SF of finished office area, which includes executive and administrative functions, as well as a showroom quality design featuring a simulated operating room. The manufacturing area includes multiple laboratories with a 9,000 SF clean room. The project offers expansion capabilities to support the continued growth of this dynamic organization.

2370 East Perry Road

Plainfield, Indiana

Verus Partners is pleased to announce an agreement to design, build and lease a new distribution warehouse for SWS Re-Distribution in Plainfield, IN. SWS will lease 176,000 SF of the 352,000 SF modern bulk industrial building now under construction. The new, Class-A building will feature 32’ clear height, 7” reinforced concrete floors, cross-dock shipping and motion controlled interior lighting. Verus is managing the development on behalf of Clarion Partners.

Louisville, Kentucky

Verus Partners is pleased to announce the formation of a venture with Molto Properties to acquire 84 acres in the Renaissance South Business Park, adjacent to the Louisville International Airport and UPS’ Worldport air logistics hub in Louisville, KY. The property is planned for two bulk-distribution buildings each totaling approximately 620,000 SF. Construction of the first building commenced in February 2015.

Verus Partners is pleased to announce the formation of a venture with Clarion Partners and the acquisition of 117 acres in GreenParke at Airwest Business Park, Plainfield, Indiana. The land will accommodate two buildings each totaling 702,000 SF. GreenParke at Airwest Business Park is one of the premier business parks in the greater Indianapolis area. The land is located along the east side of Ronal Reagan Parkway, adjacent to the Indianapolis International Airport and the FedEx Express Hub, FedEx’s second largest air hub in the US.

Verus Partners Canada is pleased to announce the start of construction of the third and final building in Rocky View Business Park, Rocky View County (Calgary), Alberta. Building Three is 174,500 SF and will be constructed on a speculative basis, offering initial occupancy in August, 2015. Building One (which is partially leased) and Building Two (100% leased) were completed in 2013. The project is a joint venture with Morguard Investments, asset manager for Canada Post and Hydro Quebec pension plans.

Chrin Commerce Center

Palmer Township, Pennsylvania

Verus Partners is pleased to announce it has entered into an agreement with Duke Realty to acquire 69 acres in Chrin Commerce Center, Palmer Township, PA, and manage the design, permitting and construction of a 1.1 million square foot bulk warehouse facility. The site represents the first phase of development of 200 acres Verus has under contract at Chrin Commerce Center.

Southport Crossing Business Park

Edmonton, Alberta

Verus Partners Canada is pleased to announce the commencement of construction of Southport Business Park in Edmonton, AB. Totaling 140 acres, Southport Business Park is located in south Edmonton less than one-half-kilometer from a new full interchange now under construction at the Queen Elizabeth II (QEII) Highway and 41st Avenue SW. Verus is the development manager for Southport on behalf of Sun Life Investment Management and plans to commence construction of two buildings in the spring of 2015.

Verus Partners is pleased to announce it has entered into a long-term lease with TMG Health, Inc., a wholly-owned subsidiary of Health Care Service Corporation, for a 150,000 SF state-of-the-art three story office building located in Jessup, PA.  TMG Health (TMG) is a leading provider of Business Process Outsourcing (BPO) services to national and regional government healthcare markets. TMG currently manages over 2.8 million Medicare and Medicaid members supporting enrolment, service, claims and billing. The new facility will provide for consolidation of 1,200 employees from TMG's existing Scranton and Dunmore, Pennsylvania locations, while facilitating TMG's future customer and employment growth plans. The facility will feature dedicated customer service operations call centers, a full service cafeteria kitchen, state of the art training and collaboration room along with a suite executive offices.

Verus Partners is pleased to announce it has entered into an agreement to design, build and lease a 137,500 SF office, warehouse and service facility for Helmer Inc. in Saxony Corporate Center, Noblesville, IN.  The building will be completed in 2012.  Established in 1977 to serve the life science industry, Helmer is a manufacturer and worldwide distributor of high quality laboratory equipment and refrigerated product.  Andrew Morris of Summit Realty Group represented Helmer.

500 Independence Drive

500 Independence Drive is a 342,500 square foot bulk warehouse distribution facility developed by Verus and MetLife.  Construction was completed in the spring of 2007.  The project was sold to AEW Capital Management in a transaction arranged by Pat Lafferty, CB Richard Ellis.  

VF Imagewear Majestics Athletics Division

Verus Partners and Cabot Partners are pleased to announce they have been selected by VF Imagewear - Majestic Athletics to design, build and lease a 358,875 square foot manufacturing/warehouse facility on a 40-acre site in Palmer Township, Pennsylvania.  VF Corporation is a leader in branded lifestyle apparel, including jeanswear, outdoor products, image apparel, sportswear, and contemporary apparel brands. Bill Wolf and John More, CB Richard Ellis, along with Wayne Troxler from Guilford Realty arranged the transaction on behalf of VF.

Procter & Gamble Walmart Services Group
