Airport Commerce Center
Louisville, Kentucky

Verus Partners and Molto Properties have successfully completed the development of Airport Commerce Center, a two-building, 1.2 million SF bulk warehouse distribution campus in the Renaissance South Business Park, a 540-acre master planned development located immediately south of the Louisville Airport, home of the UPS Worldport, the largest air cargo hub in the world. The first building was completed in 2015, 100% leased prior to completion and was sold. Building Two was completed in February of 2017, 100% leased to Arvato Digital Services and sold to Clarion Partners.

Chrin Commerce Center
Palmer Township, Pennsylvania

Chrin Commerce Centre is 690-acre master-planned development that represents one of the largest concentrations of land available for development in the high-demand Lehigh Valley (PA) industrial submarket within the I-78 / I-81 Corridor. The land is strategically positioned along the east side of Allentown with exceptional access to the Ports of New York/New Jersey. Approximately 38 million people live within a 300-mile radius, and 40% of the US population resides within a 600-mile radius. The park offers extensive interstate access, including a newly constructed highway interchange directly east of the site along SR 33. The first phase of the project is a 1.1 million SF bulk distribution building that is now under construction. The building will be owned by Duke Realty, which retained Verus as the development manager for the project.

Southport Crossing Business Park
Edmonton, Alberta

Southport Crossing Business Park contains 140 acres situated in south Edmonton along 41st Avenue immediately east of the QE II Highway adjacent to the new CP Rail intermodal facility. The project is owned by SunLife Investment Management; Verus Partners Canada has been retained as the development manager. A new, four-way interchange is now open at 41st Avenue and QE II Highway. The site is planned for 2.0 million SF of industrial and commercial development. 

Buildings 1 and 2 totalling 238,250 SF are now leasing with design build opportunities available.

Northport Business Park
Edmonton, Alberta

Northport Business Park is a 130-acre master planned development located in Edmonton's Northwest industrial submarket. Verus and joint venture partner ING Canada acquired the undeveloped land in 2006. Verus managed the challenging entitlement process that included the design, permitting and construction of significant offsite and onsite infrastructure projects, all completed in 2008. The land and three completed buildings were sold to Oxford in September of 2012.

GreenParke at Airwest Business Park
Plainfield, Indiana

GreenParke at Airwest Business Park is a 125-acre master-planned business park developed by Verus Partners. The park is situated along the east side of Ronald Reagan Parkway, adjacent to the Indianapolis International Airport in Plainfield, Indiana. The first building in the park was developed in a joint venture with USAA. The second and third buildings will be developed in a venture with Clarion Partners.

Charlotte, North Carolina

Beltway Business Park is 106 acres located in Charlotte, North Carolina, immediately west of the I-85 / I-485 interchange and just north of the Charlotte International Airport in the northwest industrial submarket of Charlotte. The park will accommodate up to 1.4 million SF of development.

Joliet Logistics Park
Joliet, Illinois

Joliet Logistics Park is 240 acres located along IL Route 53, 3 miles south of Interstate 80 and approximately 3 miles east of Interstate 55. The site is conveniently located near BNSF's Joliet Intermodal facility, one of the largest in North America with lift capacity of 1.6 million annually. BNSF ships all international containers with a Midwest destination to this yard. The site is also located near the recently completed UP Intermodal.

Whitestown, Indiana

GreenParke at Corridor 65 is a 176-acre land assemblage located along the west side of Interstate 65 in Whitestown, Indiana, just north of Indianapolis. The site lies within the fast growing I-65 Corridor submarket.

Penn Township, Pennsylvania

801 Centerville Road is an 85-acre parcel zoned for Industrial and planned for a 1.1 MSF bulk warehouse facility. The site lies along the north side of Interstate 81, east of Centerville Road (exit 37 along I-81) in the Central PA/I-81 Corridor industrial submarket.

Riverport Distribution
Louisville, Kentucky

Verus acquired a 24-acre parcel within the prestigious Riverport development in Louisville. The site can accommodate a single 372,960 SF cross-dock, bulk warehouse distribution facility, which is fully designed and permitted, available for fast-track construction. The well-established Riverport submarket has a total inventory of nearly 15 MSF that is currently more than 95% occupied, with virtually no land available for immediate development.

Saddleridge Business Park
Calgary, Alberta

Verus Partners and joint venture partner ING Canada acquired 300 acres adjacent to the Calgary airport in 2006. Verus successfully managed an extremely challenging entitlement process that was completed in 2008 and included land development approval as well as significant offsite and onsite infrastructure projects. Approximately 50 acres was sold to the City in an innovative land swap transaction which included the dedication of new interior roads and the vacation of then existing road right-of-way that was not appropriate for the intended use. The remaining land was sold to a Canadian pension fund in 2012.

Milton Crossings Business Park
Milton, Ontario

Verus Partners and joint venture partner SITQ (a member of Caisse de depot et placement due Quebec) acquired 50 acres in Milton, Ontario, with the intention of developing two bulk distribution buildings in phases on a speculative basis. The development strategy was to offer competitively priced, high quality modern distribution facilities for large users serving the greater Toronto area. The strategy was considered pioneering at the time. The land was acquired in 2005 and Verus managed a challenging permitting process which included significant on site infrastructure. The partners went on to develop two buildings totaling 600,000 SF that were substantially leased and sold to a US-based REIT.

Route 100 & Shantz Road
Upper Macungie Township, Pennsylvania

Verus Partners and MetLife acquired 80 acres from The 3M Company. The site is located at the intersection of Route 100 and Shantz Road and represents at the time the premier undeveloped industrial site in Lehigh Valley. The site would support construction of over one million SF of building area. Soon after the closing of the purchase of the land Verus was approached by Nestle with interest in acquiring the site to expand their adjacent bottling plant operations. Eventually agreement was reached at the site sold to Nestle.

8645 Regional Highway 25
Milton, Ontario

Verus Partners and then partner ING Canada acquired 30 acre industrial re-development of former steel recycling facility. The site offers M-2 zoning and is rail served. The site is planned for a 483,482-SF bulk distribution and warehouse facility with up to 250 trailer parking positions. Verus completed an extensive environmental remediation plan and received a Record of Site Condition from the Ministry of Environments in 2008. The property was sold in May 2012 to a Canadian pension fund.
